Real estate is one of the listed-business categories supervised by the Financial Intelligence Unit of Trinidad and Tobago (FIUTT). Businesses carrying on applicable listed-business activities are required to register with the FIUTT under the relevant supervisory framework.
The registration is part of Trinidad and Tobago’s anti-money-laundering, counter-financing-of-terrorism and counter-proliferation-financing framework. It identifies the business to the supervisory authority and brings applicable compliance obligations into the operating environment.
Why real estate businesses fall within FIUTT supervision
Property transactions can involve large values, multiple parties, source-of-funds questions and movement of money between buyers, sellers and professional intermediaries. The supervisory framework therefore places relevant real estate activity within the listed-business system.
Registration is one part of compliance. A supervised entity may also have obligations involving customer due diligence, record keeping, suspicious-activity reporting, internal controls, training and other measures required by the applicable legislation and FIUTT guidance.

The FIUTT registration process requires supervised entities to identify their business activity, ownership or control information and other required particulars. Once registered, a real estate business still needs operating controls that match the AML/CFT/CPF framework. That can include customer due diligence, beneficial-ownership information, records, internal procedures and reporting obligations where the law and FIUTT guidance require them.
FIUTT’s 2026 renewal notice makes the lifecycle more explicit. Certificates issued after 16 November 2025 are subject to five-year renewal, with the renewal application due three months before expiry. Earlier registrants should consult the current FIUTT renewal notice for the transition timetable that applies to their certificate.
