TCPD currently states that there is no fee for obtaining planning permission. The EMA currently lists TTD 500 for a CEC application. A land proposal only needs that environmental application when its activities require a CEC.
Ask the relevant municipal corporation or THA office for charges applying to the local building process. Obtain a written breakdown for any professional handling the applications.

Ask each professional to price a defined scope
For surveying, identify whether the work covers boundary re-establishment, topography, the parent parcel, subdivision and the final survey. For legal work, specify the title review, lease examination, searches and any transaction documents. For design work, specify outline-stage assistance, detailed drawings, submissions and revisions.
Ask whether the quote includes agency follow-up, site visits, extra copies, taxes, travel, specialist reports and resubmissions. Record payment stages and the documents you will receive at each stage.
Read the published processing periods carefully
DevelopTT lists 21 processing days for Status of Land correspondence, 60 for Planning Permission and 30 for a Variation Request. Treat those as the portal’s service descriptions. They cover different applications within a wider development programme.
Build a schedule showing title enquiries, survey, planning review, lease consent, design, agency reviews, local approvals and construction. Some tasks proceed alongside one another. Others depend on an earlier decision. Ask the project lead to identify those dependencies.
Budget for the questions the site has not answered
Identify unresolved drainage, access, ground conditions, wastewater arrangements and title or lease issues. Commission the relevant investigation before assigning a firm construction allowance. Ask how an adverse finding would affect the layout and cost.
Use an explicit contingency agreed with the project adviser. Record the assumptions behind the budget. Review it after each material approval or design change.
Keep charges and progress visible
Maintain one schedule containing the payee, scope, amount, due date, receipt, submission reference and next action. Match claimed government fees to an official assessment or receipt.
Ask for milestone updates using actual documents: submitted application, query response, decision letter, approved plan, inspection record and completion certificate. These give the programme a clear factual basis.
